Detached Villa
46891 El Palomar, Valencia, Spain

€84,950· Villa (For Sale)

Property Description:

This is a chance to purchase a DETACHED VILLA close to a vibrant Spanish village and town, making it ideal for either a permanent residence or holiday home.  Standing on an enclosed plot of approximately 800 m2, this villa offers four bedrooms, a large lounge/dining room with stunning views, a kitchen, shower room/W.C. and a wealth of storage areas, which include a workshop; a separate store with BBQ and plumbing for a washing machine and a roof void which runs 2/3rds the length of the villa.

Offering considerable potential to someone with a DIY capability, this property could be easily rearranged as a three bedroom villa with an en-suite master bedroom or perhaps to provide a larger kitchen/dining room.  The possibilities are endless.

The villa can be moved into straight away and is connected to mains electric, telephone and water and TV is provided via a large satellite dish which is mounted on the roof terrace.  From this terrace, which is approached via an outside set of stairs to the side of the front door, there are 360 degree views which pan out across the Spanish countryside to the mountains beyond.

The garden, which is enclosed, has a 6m x 4m filtered pool and of course those lovely views.  There are several seating areas, the one closest to the villa being totally private.  The garden is planted with a variety of shrubs and trees which include several orange and nespero trees along with conifers, roses and other feature plants.  Approached via double gates, there is parking for three to four cars.

El Palomar has to be one of our favourite villages as it offers a vibrant life style favoured by both Spanish and English alike.  There are several bars and restaurants, a tobacconist and chemist.  There is also a sports complex and beautiful outside swimming pool.  As for shopping, the town of Albaida is just a 5 minutes drive away and here there are all the main supermarkets and shops as well as banks.

The A7 motorway is close by allowing easy access to Alicante and Valencia airports and the coast at Gandia is approximately 30 minutes drive away.

Main Accommodation:

LOUNGE/DINING ROOM:   5.4m x 5.9m

This is a beautifully light room, which is so rare in Spain, as the windows tend to be small.  However, offering  two windows to the rear, a glazed front door, a window to the front and a large set of sliding patio doors, this room is flooded with light.  The views are also far reaching, looking out across the countryside. There are two central feature arches and a cassette wood burner reset into the chimney breast.  Telephone point. Air-conditioning unit.  Door to:

KITCHEN:   2.8m x 2.6m

The kitchen is fitted with a range of wood grain effect units to both the floor and walls.  The work tops are of dappled granite and there is a single bowl inset marble sink unit.  Cooker hood.  Built in, recessed dresser.  Window to the front of the villa.  Trap door to cellar which is approximately the same size as the kitchen.  Door to:

Doors off to:

BEDROOM 1:  2.6m x 2.78m

A double room with window to the front of the villa.  Range of recessed wardrobes.  Air-conditioning unit.

Fitted with a white suite comprising a pedestal basin, close coupled WC and the “mother of all showers” which is located in the corner of the room, fully enclosed with jets that go just about everywhere.  Window to the front of the property.  Fully tiled walls.  Wall mounted heater.

BEDROOM 2:  2.39m x 2.78m

Built-in shelving unit.  Door to Outside store.

BEDROOM 3:  2m x 2.76m

Window to the rear with fitted venetian blind.

BEDROOM 4:  2.76m x 2.44m

Window to the rear.  Venetian blind.

It has to be said that this is a very useful space and approached from either the front or rear of the villa, or from bedroom 3.  There is plumbing for an automatic dishwasher, a built-in BBQ and light and power.

At the rear of the villa, adjoining the outside store there is a workshop with light and power.

In the main description we have mentioned the garden.  However, steps to the side of the front dor lead to a superb sun terrace where the UK Satellite dish is mounted.  From here there are views all around, to El Palmoar and the surrounding countryside.  Sitting up there with a cool glass of wine must be out of this World.  From this first floor sun terrace there is a metal door that leads to roof storage.  It has to be said that there is limited headroom, but great for storing things through the winter.  Perhaps the more adventurous might consider increasing the height of the roof to provide additional accommodation – this would be subject to the necessary planning consents and permissions required from the Town Hall.
